Mortgage Rates Just Topped 7%. Here’s What That Means If You Need to Sell Your House Fast in Massachusetts
Most people think mortgage rates are a buyer’s problem.
If you’re the one buying, sure. But if you’re trying to sell a house in Massachusetts this fall, rates going up changes things for you too. Most of those changes happen quietly, after your house is already listed.
Here’s what happened, what it means for sellers, and how to decide what to do next.
What Happened to Mortgage Rates This Fall
The average 30-year fixed mortgage rate was 7.28% as of October 1, 2026, according to Freddie Mac. That’s up from 7.03% the week before and 6.34% a year ago. In late September, rates went above 7% for the first time since January 2025.
That might sound like a small change. It isn’t, once you look at a buyer’s monthly payment.
On a $500,000 loan, the jump from 6.34% to 7.28% adds about $313 a month in principal and interest. That’s roughly $3,750 a year, for the same house.
Some buyers can absorb that. A lot of them can’t, especially first-time buyers who were already stretching to afford a Massachusetts home.
Why That Matters If You’re Selling
When buyers’ budgets shrink, sellers feel it in a few ways:
- Fewer buyers can qualify at the price you were hoping for.
- Financing gets tighter. A buyer who was approved in August may not be approved for the same amount in October, and deals can fall apart weeks into the process.
- Houses take longer to sell. Fall is when the number of homes for sale usually peaks in Massachusetts, so buyers have more options and less reason to hurry.
Local agents are seeing it too. Massachusetts Association of Realtors President Kristen Keegan told Banker & Tradesman that overpriced homes are sitting, and that they “end up selling for less than they could have if they were just priced properly from the beginning.”
For a lot of homeowners, none of this is a big deal. List the house, price it right, wait it out.
But if you need to sell soon, or the house needs work, waiting it out can cost you.
How a Cash Sale Works When Rates Are High
When we buy a house, there’s no bank on our side of the deal. That means:
No mortgage approval to wait on. No appraisal that comes in low. No buyer walking away because their rate went up.
We buy houses as-is, so you don’t have to fix the roof or replace the oil tank before you sell. (We wrote more about that in our post on why Massachusetts homeowners are skipping the repairs and selling as-is.) You pick the closing date that works for you, whether that’s a couple of weeks out or a couple of months.
When a Cash Sale Isn’t Your Best Move
Here’s the honest part.
If your house is updated, you’re not in a rush, and you’re comfortable waiting for the right buyer, listing with a good local agent will usually get you the highest price. A cash offer trades some of that price for speed and certainty.
That trade makes sense for some sellers. Not for everyone. We’d rather tell you that up front than have you find out later.
Selling in Randolph and the South Shore
We’re based right here in Randolph, and some of the homeowners we work with live within a short drive of our office: Randolph, Holbrook, Brockton, Braintree, Hanover, and the rest of the South Shore.
If you’ve been searching “sell my house fast Randolph” or looking for cash home buyers in Randolph, you can read more about how we work with Randolph homeowners here. We buy across Massachusetts too, so if you’re outside the South Shore, still give us a call. We’ve been serving all of Massachusetts for over 15 years and we are happy to help you.
Our Housing Promise
Selling fast should never mean having nowhere to go.
That’s why we made the Housing Promise: we will never close on your home until you’ve confirmed you have somewhere to go. If your next place isn’t ready, we wait.
No pressure. No rushing you out the door. A closing date built around your family, not ours.
Common Questions
Will mortgage rates come back down soon? Nobody knows for sure. Forecasters disagree, and rates have surprised people in both directions this year. If you need to sell soon, it’s safer to plan around today’s rates than to wait for a drop that may not come.
Is a “we buy houses” company legit? Many are, and some aren’t. Before you sign with anyone (including us), read our guide on how to tell if a “we buy houses for cash” company is a scam. It covers the red flags and the questions to ask.
Do I have to make repairs first? No. We buy houses as-is, in any condition. You can leave behind anything you don’t want to take with you.
How fast can you close? It depends on your situation and your timeline. Some sellers want to close in a couple of weeks. Others need a couple of months to find their next place. We work around you.
